1. How do I get pre-approved for a home?

2. What typical expenses should I prepare for?

For brand-new built and/or never-occupied properties or airbnb homes, a 5% GST will be applicable on top of the purchase price payable by the Buyer. A property-transfer tax is also applicable on all purchases of residential homes in British Columbia. Typical expenses for Buyers are listed below.

  • Lawyer or notary Fees and Expenses:
    • Searching title,
    • Drafting documents.
  • Land Title Registration fees.
  • Survey Certificate (if required).

  • Costs of Mortgage, including:
    • Mortgage company’s lawyer/notary,
    • Appraisal (if applicable),
    • Land Title Registration fees.
  • Fire Insurance Premium.
